Sheridan Village, a self-storage and retail center in Pembroke Pines, was sold for $15.53 million.
Sheridan Real Estate Group, managed by Nelson Fernandez of Davie-based ANF Group, sold the 77,990-square-foot property at 16602 to 16660 Sheridan Street to Sheridan Village AP, managed by Andrew Perkins, who has offices in Deerfield Beach and Lynn, Massachusetts. Standard Insurance Corp. provided a $10.3 million mortgage to the buyer. Property data firm Vizzda confirmed the parties in the deal. The seller was represented by Marcus & Millichap’s Drew A. Kristol, Kirk D. Olson, Gabriel Coe, Nathan Coe and Brett Hatcher.
The two-building complex includes a 34,527-square-foot self-storage facility on the second and third floors. The rest of the space is ground-floor retail. Tenants include Memorial Healthcare Urgent Care, Dunkin, Start Jiu Jitsu, and Dental Clinique. According to Marcus & Millichap, 93% of the retail space is occupied.
“Sheridan Village Center sits within a wealthy section of Pembroke Pines and has a great tenant mix along with a rare self-storage component,” Kristol said.
“The buyer was also attracted to the quality construction and upside in rents for both the retail and self-storage tenants.”
Sheridan Village was built on the four-acre site in the suburban area in 2016 and 2018. This is the first time it has sold.
Most self-storage facilities are in stand-alone buildings, but including retail space on the ground floor may generate additional income for the property owner.
